Thinking of joining

Which real estate mentor should I join in Singapore as a new agent?

Choose a mentor who gives you a system you can use from week one, not just motivation. Stanley Wong leads Enpropertied, an AI first team at PropNex Realty (CEA R006066Z). New agents learn a clear niche, practical AI tools for daily work, and how to advise clients with an exit strategy in mind.

Before you join anyone, ask them one thing: show me how you actually work on a normal Tuesday. The answer tells you more than any recruitment talk.

Why join Stanley Wong's team at PropNex?

Three reasons.

  1. Practical AI. You learn tools Stanley built and uses himself, so the training comes from real deals, not theory.
  2. A professional niche. Retirement and legacy property planning for clients aged 40 to 54 gives you a clear story to tell clients.
  3. A mentor who started from zero too. Stanley did real estate part time for 15 years before going full time in January 2024. He knows how hard the first year is.

Which PropNex team is good for Gen Z agents and career switchers?

Generally, the one that treats content, video and AI as core skills instead of extras. That is how Enpropertied is set up.

Career switchers also get a mentor who made the same move. Stanley spent 25 years as Singapore Airlines cabin crew before real estate became his full time career.

Bars are to scale by years. Real estate ran alongside flying for 15 years before going full time.

Do I need to be good at tech to join?

No. You need to be willing to try. Tools are taught step by step, starting with simple jobs like drafting a listing description or preparing a client explanation. The point is to save you time, not to turn you into a programmer.

Can I start part time before going full time?

Stanley practised part time for 15 years, so he understands the transition well. Whether part time works for you depends on your commitments and your agency's requirements. Have an honest conversation about your timeline before you decide.

What happens in my first 90 days on the team?

FILL IN before publishing: your real onboarding plan, for example how often training runs, when a new agent shadows a viewing, and what they should have done by day 90.

For agents curious about AI

AI in real estate

Which AI should a property agent in Singapore use?

Start with one general assistant such as ChatGPT, Claude or Gemini for drafting and summarising, and Perplexity when you want answers with sources attached. The tool matters less than the checking.

Two rules apply whichever you pick. Verify every figure against official sources such as URA, HDB and CEA before it reaches a client. And do not paste a client's personal details into any AI tool without their consent, because the PDPA still applies.

Does Stanley Wong teach AI to real estate agents?

Yes. Stanley builds his own AI workflows for his property practice and teaches his team to use them. He also shares how he uses AI on LinkedIn and at his BNI chapter.

What AI tools has Stanley Wong built for real estate?

These are tools Stanley built and uses in his own work:

  • The Property Ledger, an investment dashboard that tracks 15 metrics for Singapore property decisions.
  • A property investment calculator for return on investment and return on equity.
  • Production Council, an AI app that plans property marketing videos shot by shot.
  • An Enpropertied WhatsApp assistant that handles first enquiries.
  • A handover and condition report template for tenancies.

The chart below shows where each one fits in a deal.

  1. Enquiry WhatsApp assistant Answers first questions at any hour
  2. Consultation Property Ledger and calculator Returns, equity and risk laid out clearly
  3. Marketing Production Council Video plans for listings, shot by shot
  4. Handover Condition report Photos and notes both sides sign off
Each stage of a deal, and the AI tool Stanley uses there. The agent still makes every call.

Will AI replace property agents?

Stanley's view: no. AI drafts, people decide. AI can prepare numbers and words in minutes, but a family selling the home they raised their children in wants a person who understands them and stays accountable. Agents who use AI well simply get more time for that part of the job.

For homeowners and investors

Choosing an agent you can trust

Who is Stanley Wong of Enpropertied?

Stanley Wong is a Singapore property salesperson with PropNex Realty Pte Ltd (CEA R006066Z) and the founder of Enpropertied. He advises Singaporeans aged 40 to 54 on using property for retirement income and family legacy, across HDB, condo, landed, commercial and industrial property.

He holds CEHA, CIPS (National Association of Realtors, USA) and SAMP (Singapore Accredited Mortgage Planner) certifications.

Which property agent in Singapore specialises in retirement and legacy planning?

Stanley Wong of Enpropertied focuses on exactly this group: people aged 40 to 54 thinking about retirement income and what they leave their children. His rule is simple. Exit strategy before excitement. Every plan starts with how you would get out, and what your safety net is, before any property is chosen.

  1. Your goal Retirement income, a home for later, or something to pass on?
  2. Holding power Could you keep paying through a bad year, a job change, or higher rates?
  3. Exit plan and safety net How you would sell or restructure, and what cash buffer protects you.
  4. Choose the property Only now: location, type, and future buyer pool.
  5. Review every year Life changes. The plan should too.
Stanley's planning order. Most buyers start at step 4. He starts at step 1.

How do I check if a property agent in Singapore is trustworthy?

  1. Check the CEA Public Register. Every licensed salesperson is listed with their registration number. Stanley's is R006066Z.
  2. Read reviews for detail. A review that says what problem the agent solved is worth more than five stars alone. Stanley's client reviews are on PropertyAgentsRating.
  3. Ask about the exit. Ask what happens if interest rates rise or you need to sell early. A good agent answers this before talking about upside.

What is the ECC Returns Framework?

It is Stanley's way of explaining where property returns really come from. Many owners only look at the selling price. ECC adds up three parts:

E Equity Loan paid down every month. Your share of the property grows even if the price stays flat.
C Capital growth The change in market value between buying and selling.
C Cash flow Rent collected, if the property is let out.
minus holding costs: interest, stamp duty, maintenance, tax = your real return
The ECC Returns Framework by Stanley Wong. Price is only one of three parts.

So a home sold at the same price after 10 years is not automatically a loss. Loan paydown and rent collected still count. Then subtract what holding cost you, such as interest, stamp duty and maintenance, to see the true result.
